How to apply a property?
The easiest way is to go to our website www.onecallproperty.co.nz to do online application. If you use a smart phone, you can easily upload photo ID just by following the prompt.
How do you make decision when selecting a tenant?
We have to decline some applicants when we have multiple applications. We will do reference check and credit check to help our decision. Suitability is the main factor we would take into consideration.
How do I request maintenance work?
Property managers are constantly distracted by various requests from different parties. We have to prioritize different tasks all the time. We really hope our tenants can restrict phone calls and call us only for very urgent matters. We prefer emails and text for not so urgent matters.
How to terminate my tenancy?
If it is fixed, you must notify us in writing at least 28 days before the fixed term is over. If you want to end your fixed term tenancy earlier, please discuss it with your manager ASAP. If it is periodic, you must give 28 days written notice. Once we receive the notice, we will advise the steps you need to do to get your bond refunded.
What are Onecall's Payment Details?

When do I need pay the move in cost?
Your move-in costs are required to be paid before you move into the property. Please note some properties require four week's bond and your property manager will let you know if this applies to the property you are moving in to.
What happens to the bond fee?
The bond fee is sent to Tenancy Services by the landlord where it is held to cover any contingencies that could include unpaid rent, property damage (if this can be attributable to the tenant's fault) or any other claim that may arise. If the property has been properly maintained and there are no rent arrears, you should have the bond money refunded after vacating.
What happens if a tenant misses or stops paying rent?
We strictly monitor our rent payments, abiding a policy of "ZERO TOLERANCE" at all times. Should a rental payment be missed by 1 day, your Property Manager will telephone and SMS the Tenant. Should missed-payment not be remedied by Day 3, a formal Breach Notice is Served. If payment is not received, in full, by Day 7, an Application is lodged to the Tenancy Tribunal.
